Peaceful unique property, with 3320 m2 of land and 130 m2 of living space, this hidden gem awaits your creative touch. Lots of space for creating your own paradise. Surrounded by a sturdy stone and brick wall, it's ideal for solar panels, potentially generating extra income.
The property boasts multiple structures, including barns and a basement. The versatile spaces are perfect for a guesthouse, office, studio, workshop, animals, or more. Whether you dream of self-sufficient living, an eco-property, or starting a business, the possibilities are endless.
Located in the peaceful village of Suhache, the property offers tranquility and scenic beauty. It's surrounded by uninhabited land/properties, and you're even allowed to explore and collect from it. Sheep graze nearby, and horses often roam the meadows.
The property and its buildings, over five in total, are in their original state but well-maintained over the years, and built using natural materials like natural stone, brick, and natural massive wood as well as clay roof tiles and lime. The main house features original wooden floors and original wooden windows, ready for easy restoration.
Electricity is available throughout the main house and the summer house. Recent updates include 2 new consumer panels and a power outlet. The summer house has plumbing, connected to the village water supply. There's also a well on the property and an outdoor garden sink.
The property includes the main house and a summer house, two solid brick barns, a grainery (also brick), sheds, and more. The front garden, previously a vegetable and fruit garden, awaits your green thumb. Barns and stables offer storage or potential conversion – unless you want to keep horses.
The whole property is unspoilt, the buildings are made of natural materials, almost nothing was added or destroyed by bad renovations, so you get an eco property that can be easily restored, as everything is in great condition, considering the age. No chemicals in the garden, etc.
Plumbing was added in the 60ies I was told, and the whole property is wired. There has been living only one family here, one couple till old age, and I was told the lady had been born in the house. Therefore, the property was lovingly looked after.
The main house consists of 3 rooms on the upper floor, which is reached by an outside stair case. Underneath is the basement with a solid natural stone foundation, and solid natural wooden beams. One basement room has a brick floor, and several wooden windows, it would make a fantastic and cosy farm house kitchen.
The summer house has a kitchen, currently consisting of the old sink. The summer house has plumbing, the water supply comes from the village. Though the property has its own well, plus an outdoor sink in the garden.
The summer house has also a small dining room and a bathroom with a wood burning shower and a sink, both are connected to the water supply. Toilet is either the traditional outhouse in the garden as found in most older Bulgarian village houses, or in form of a composting toilet, I have built. The property offers plenty of space for a septic system, though.
There are two solid brick houses, that are marked as such in the official property plans, on the property: two red brick barns with clay tile roofing, done the traditional way. There is also the grainery in the heart of the property, which was used for drying and storing grains, seeds, herbs, nuts, and feed. The basins for storage are still there. The grainery needs replastering but is other wise in great condition.
The back yard includes a vineyard, and an area for crops. With some basic clearing and care, this area can thrive again. The property is rich in trees, offering shade and character.
This property has endless potential, whether for a single owner, a family, or even a community or eco tourism project. It's been lovingly preserved and maintained over the years. Heating is provided by wood-burning stoves. The house comes with two efficient stoves included. plus the wood burning boiler in the bathroom (those are still sold up to date in Bulgaria).
Personally, I have used a solar shower this year, as one can easily let the sun warm water.
The property features various trees, grapevines, hops, and a variety of herbs and plants. It attracts small local wildlife (such as butterflies, bees, frogs, birds, ...), adding to its charm. You can even have your own horses here. There is plenty of space for animals, as the whole front side had originally been used for animal keeping, and it is enclosed, there is a wall between the two front yards, too, for this purpose.
The spacious front yard is ideal for a garage, greenhouse, or more. The property is accessible and offers great mobile internet connectivity.
The friendly village offers essential amenities, and the property is beautifully laid out. With some care and maintenance, it will flourish into a unique paradise. Enjoy a warm climate with consistent rainfall and your very own well.
